The elderly Ferapontov owned a residential building, where Semenov rented one of the rooms under a lease agreement. Due to the inability to maintain the house, Ferapontov offered the tenant to buy it with the condition of lifelong maintenance of the previous owner with dependency, but Semenov refused.
Then Ferapontov concluded such an agreement with Petrakov, who lives with a family of three in a hostel.
